Brainstorming New Business Model - Cycle Garage Co-op/Hackerspace

I am meeting with investors about setting up a new business model. The new venture will have three main components:

1.) Restomod/Custom Bikes
2.) Cycle Repairs
3.) Cycle Garage Co-op/Hackerspace

Restomod/Custom Bikes
This is pretty much what I do now. An example would be a recent build thread that I posted.

The only trouble with this is that I can't seem to reliably make enough money doing the quality of work that I want to do with the level of attention to detail that I find satisfying. BUT, I think that restomod is the next big fad, and there there may be a lucrative market for such bikes. The other problem with me doing restomod work, is that it takes months to complete a build because of all the distractions of doing other, smaller jobs which generate cash flow.

Cycle Repairs
I would be hiring a new mechanic to handle most of this kind of work. Some supervision would be required, especially in the beginning, but this work should be a cash cow. As it is now, this type of work all too often languishes in my shop because I am too busy painting, powdercoating, polishing, and fussing over my custom work.

Cycle Garage Co-op/Hackerspace
This is a completely new element to the shop. Well, not completely new. I have a select few people who now come to my shop to work on their bikes. I help them out with technical assistance, welding, etc. when they are over their heads.

I have a few ideas for how this concept would work, but I need input on how best to structure this. I see it as having secureable spaces of around 250 sq. ft. where users can keep their tools, supplies, and bikes. Each space would be provided with heat, air conditioning, compressed air line, exhaust fan, plenty of power outlets, a sturdy workbench with heavy duty vise, some shelving, lift table, and two rolling shop stools. There could be small, cheaper spaces, too, but a 12' X 20' space, about the size of a one car garage, seems to me a good basic shop space for an individual.

Other spaces are accessible on a fee for use basis.

Fabrication/Metal Shop/Welding
Media Blasting (multiple cabinets with different media)
Paint Room
Powdercoat Room
Polishing Shop

There would also be some common area with things like a lunchroom/lounge with vending machines and a shop store where you can buy supplies like abrasives, solvents, carb cleaner, lubricants, rattlecan paints. (painting anywhere but in a properly ventilated spray room or outside would be strictly prohibited.) Shop store would be where you can sign out special tools like pullers.

Also, various services such as welding, painting, powdercoating, fabrication would be available at regular shop rates.

Ideas or any experiences with such spaces? It's not exactly like a bunch of guys renting a space together where everyone has access to everything. Too many things turn up missing that way.
 
Additional thoughts on the HackerSpace.

A space could be rented by the hour, day, week, month.
Disposal of waste - how to handle that? Oil, batteries, trash...
 
I kinda like these guys idea especially if you were in a dense city where working on the street sucks.

Working on the street ALWAYS sucks. Even when I had an outdoor space under a portico, therefore covered, and well off street, it was still subject to weather, and there was a lot of tool storage space limitation.

These guys have some pretty good info on their Web site.
I am not looking to form a "club" or necessarily long-term space users, although that is definitely a possibility. I want to be able to offer flexible space where a rider can rent for a few hours, a few days, a few weeks, or a few months.
 
I think they have both - you can rent a lift if you just need to do something or join the club which includes the lift and the social events.

I'm all for it though.
 
This is a great idea! I've heard of similar things being planned before but never have actually encountered one. Along the lines of what you already mentioned, I think a monthly fee for unlimited tool rental would a beneficial thing for the average rider. I have to pull a bearing in my wheel this weekend but I don't have a blind bearing puller in the proper size so now I have a $15 expense for a limited use tool that I could have just swung by the "co-op" to use and be done with in little to no time.

My $.02... I like the idea of a co-op, especially since I just moved to Boston from Phoenix, and good space here is expensive. But I'd be hesitant to pay a monthly fee if all I needed was a tool I don't own, every once in a while. But if I was working on a build and needed space for a while, a monthly fee with use of tools and some space would be a good deal. What I'm suggesting, from a consumer's point of view, is a two-fee system of monthly fees or single-use fees.

And throw some parties.
 
We do that... Tire machine is at Donny's house, and he is a master electrician. Forge and painting stuff is at my house. JC has the rest of the stuff covered. There's 10 or 15 of us with a key to the shop at JC's place. Anybody who wants to use the forge calls ahead so we can get it heating up (coal fired). Any paint work (single or dual color) runs a case of beer for ready to spray already straight and primed tins.

It works alright, except when one guy forgets he has your parts in his truck, breaks his bike and is using the truck while waiting on pay day...
 
Yeah, they covere one of these deals on Cafe Racer. Just reran it not long ago. There's already the same thing here, in Pittsburgh, with some of our fellow DTTers. Keep trying to get down there and never make it.
 
Theres a couple of outfits similar to your coop hackerspace in London, More of a rent by the hour or day type of thing where they provided all the equipment and some expertise and you just ride your bike in a and fix it. Thought of doing something similar where I am but I dont believe there is enough people who would be interested.
 
Whoever is flush at the time buys the beer and the coal in our arrangement. Most of us have full shops at home, just get bored spinning wrenches by ourselves. Every once in awhile somebody new will drop by and before any of us figure out what happened, more beer shows up and his bike is fixed...

ADC - you might send a PM to CharlieT, who does much what you're describing at his shop here in Michigan. I would expect that the biggest hurdle you're going to face, especially in a bigger metro area where this is something that might attract a fair amount of people, is liability insurance.

I was going to be classy and ignore your douchebag remark, but shit, I just ain't that fuckin' classy.

Unlike you, I don't believe that I know everything, and I am willing to ask for experience and knowledge from others to help myself be as informed as possible.

Now, I am actually prepared to go into a meeting with investors with more than a vague idea for how the whole thing could work.

Sometimes it takes a few tries to come up with a good business model. This is a somewhat untested model, but I see that as a good opportunity. Not many other places have tried this.
